TENANT TERMS & CONDITIONS - By renting you AGREE to these terms and conditions. It is YOUR responsibility to read and make sure you understand the following:
4 Weeks = 10% DISCOUNTED RENTAL PRICE
NO REFUNDS of tier paid if you abandon home prior to tier running out.
Group Tag is delivered upon Payment. Click Rental box to invite partner to group. Each paying tenant may invite guests and 2 other tenants to the group, however only the paying Tenant and Partner will have prim allowances. All other prims will be returned to Lost and Found folder.
You do not need to add guests to the group so they can visit. If you have a security orb at your home, make sure your security orb is disabled so they will not get booted upon arrival. .Please remember if friends are going to be rezzing, they do need to stay within your prim allowance you paid for, if guest continue to go over this can result in you being evicted. Adding guest to the group is the main tenants RESPONSIBILITY.
Dreamcatcher Estate Staff reserves the right to enter your home as necessary to make adjustments to rental boxes or furniture. There will be times furniture is updated and we want you to have only the best. This is attempted to be done when you are not home so that you are not disturbed and if any major change is done, we will be sure to let you know ahead of time if at all possible. Your prims will not be moved - nobody can move your items or take your items unless you give edit rights to that person - so you are safe there. It is simply so we can update ore "fix" items that need to be updated or replaced.
Removing Furniture WILL NOT earn you more prims. Additional prims will be arranged through Jessa Alberti or a Dreamscatcher Home Rentals Agent. Prims in addition to those provided with the home are priced at $2L per prim. Additional prims are restricted to 20 per home above what is provided with the home. (ie. home rents with 20 additional prims, you may purchase up to 20 additional prims but no more)
Any support issues should be sent to Jessa Alberti by notecard. Due to the sometimes erratic nature of SL, no Offline Messages.

CUSTOMER SERVICE HOURS 6AM SL-6PM SL (any concerns or questions after this will be addressed next business day), Our tenants are priority #1 with a guaranteed 24 hour response time to any issues or concerns. Issues are typically addressed very quickly.
If you see me online after hours still shoot me an IM and I will be more than happy to talk with you and address any issues. I prefer to "friend" all tenants and regular visitors simply to make the contact process easier for both of us.
I have provided a FAQs/Help Blogn that is full of questions most tenants tend to ask. You may find this page very helpful throughout your stay with us. Please review this page before seeking out help. 99.9% of the time the answer can be found there.
If your new home provides media, the TV comes with a web browser that allows you to access lots of radio stations, movies, and adult channels. The TV in homes is deeded to group and any group members should be able to view it.
Not being able to see the TV or failure to figure out how to config your viewer or computer to work with the TV is NOT a Dreamcatcher Estates Issue and will not result in a refund.
All Televisions have been tested and fully functional. It is your responsibility to configure your Viewer/Computer to work with the media center.
All Homes are NO MOD. Home rent "as is" and nothing will be deleted or changed in the homes You may place your prims around what is already in the homes. You will not be able to change textures on the walls. You may build walls in front of the walls with your own texture. Of course whatever you build will still go against your prim count.
Furniture is not added to any of the homes. If you want something added to your home you more then welcome to visit the marketplace and purchase what you want to add.
Deleting furniture out of the home will NOT grant you more prims. Why? Because pricing of the homes is based on prim count including furnishings. i simply do not have time to continue to refurnish and reconfigure rent boxes every time someone moves out. There will be no exception to this.
PRIM ALLOWANCE:- you can find your prim allowance by clicking the rental box. This allowance is shared between the tenant and the listed partner ONLY.. Any prims placed out by others, guests or friends, will be returned to their Lost and Found Folder by Dreamcatcher Isle Staff. All homes come with a prim allowance to allow for personal touches.
You may purchase up to 20 additional prims at the cost of $2L per prim. This should be arranged by contacting Jessa Alberti directly. If more then just you and the partner listed on the box will be rezzing on the sim please send a notecard with each person’s username that will be rezzing or their prims will continue to be returned till you do so.
If you continue to go over your prim allowance and choose not to purchase additional prims, I will continue to return your prims to your Lost and Found folder in your Inventory with no warning. If you are a constant abuser of prim overage, you & your partner will be evicted and banned without refund or notice. You have been warned!
You may move to another unit available anywhere within Dreamcatcher Estates. This should be arranged through me personally and your Time will be transferred over to the new unit.
Tier is subject to change. Tenants will have a 7 day notice that tier will be changing at the end of tenancy or will receive a week free. If you have paid some weeks in advance, you will not be affect of the new tier till you make your next payment.
Due to the close nature of rentals, your home may or may not be within shouting distance (100m) of one another, SO NO SHOUTING. Most homes are arranged so anything said in local CAN NOT be heard by your neighbors. It very rare that your neighbor will be home at the same time as you but still be mindful of others. However, if you have friends over and don't want to use personal im's, please create a conference chat with your friends. This can be done by holding CTRL, clicking the names of the friends you want to speak to, and then clicking IM. This creates a conference group similar to an IM that cannot be heard at all in local.
ALL VOICE SHOULD BE IN PRIVATE CHATS OR CONFERENCES. No exceptions to this. Tenants found to be abusing this will be subject to eviction with NO REFUND of tiers paid.
Any form of harassment towards staff or other tenants will be an automatic BAN from all of Dreamcatcher Estate properties with NO REFUND GIVEN. YOU HAVE BEEN WARNED.
Any Complaints/Feedback need to be sent via notecard as offlines are often capped. All complaints are kept completely confidential and anonymous.
Pets/Breedables/Prim Babies MUST be on Silent and Movements Off…..Fail to do this will result in a IM Warning, Second Warning we will return the prims to tenant. Any constant abuser of this policy will result in a termination of tenancy w/o refund.
After you go into Arrears, we will assume you are not renewing your tenancy and will clear all your prims. Which then can be found in your lost and found folder. Dreamcatcher is not responsible for any lost prims. Tenants are responsible for keeping up with their time. The rental box does send out reminders 3 days prior to your time running out. You can also find out how much time you have left by clicking the box or it shows in hover text right above the box. Between RL and SL I do not have time to personally send out reminders.
Each home comes with the availability of a Thomas Conover Security Orb or a Triple Lab Orb. You will have Sub-Admin rights once rental box is paid. To keep unwanteds out please utilize this orb. We will NOT handle griefers or stalkers on your behalf this is why we provide top of the line security. are available on request. These give a "hud" that you can wear to control visitors to your home. You may not use your own “type” of security (Security Orb, Weapons). These orbs are set to the dimensions of your home only. No personal owned security is allowed with no exceptions.
Land is set to health and push at the request of some tenants. However, this is for private RP only. ANY form of weapons or griefing tools used on any Dreamcatcher Estates is an automatic ban with no refund. YOU HAVE BEEN WARNED.
Avatar Sounds are active for Group. Abuse of this priviledge will result in eviction with NO REFUND.
Prims found outside your Orb/Box will be returned. Keep all prims within your area. There is no exception to this & can lead to possible eviction with no refund.
No IMing other Tenants for sexual favors or bites. I consider this harassment which is another automatic ban without a refund.
NO PARTICLES….particles create lots of lag. Any particle prims will be automatically returned. Warning will be giving which will then lead to an auto ban w no refund.
I do not add guest or partners to the group at all. Only the main tenant that paid the rental box can add partner and guest to the group. They can do so by following the instructions found here. If the main tenant is not online, then guest and/or partner must wait till they are online to receive a group invite. There is no exceptions to this.
No Temp Rezzers!!!…..There is no no no exception to this. They create lots of lag that can cause a bad experience for your stay at Dreamcatcher Estates as well as your neighbors stay. This can lead to eviction with no refund & no explanation! I do have prim counters throughout the sim that count Temp Rezzers. If I see your prims fluctuating alot I will investigate. Even if you are within your prims allowance NO TEMP REZZERS. You have been warned
